It's a real tradeoff, not a right-or-wrong choice. An HOA means dues and rules, but often more consistency in how the neighborhood looks and holds up over time. A non-HOA area means more flexibility, but more variation from property to property. Mike's approach: before ruling either one out, make sure you know what a given HOA's fee actually covers and what its rules restrict, since that varies community to community. Listing photos and a single daytime visit don't show everything.
